Highlands Ranch is an unincorporated community and a census-designated place (CDP) located in Douglas County, Colorado, United States. It is located 12 miles south of Denver. As of the 2010 census, the population of Highlands Ranch was 96,713.
Historical background:
During the 1800s, the area now known as Highlands Ranch was largely ranched and farmed. As the Denver metropolitan area grew, the area began changing from rural farmland to suburban residential areas. Highlands Ranch was established in 1981, when Mission Viejo Company purchased 22,000 acres of land that was formerly the reversionary interest of the Anna and John K.

As of the 2010 census, there were 96,713 people, 33,731 households, and 26,041 families residing in the CDP. The population density was 3,027.8 per square mile. There were 34,943 housing units at an average density of 1,134.5 per square mile. The racial makeup of the CDP was 85.6% White, 1.5% Asian, 0.6% Black or African American, 0.4% American Indian, and 0.1% Pacific Islander. Hispanic or Latino of any race were 3.2% of the population. There were 33,731 households, out of which 41.2% had children under the age of 18 living with them, 60.2% were opposite-sex married couples living together, 2,491 (7.4%) had a female householder with no husband present, and 3,944 (11.7%) had a male householder with no wife present. 2,058 households (6.1%) were made up of individuals, and 681 (2.0%) had someone living alone who was 65 years of age or older. The average household size was 2.83, and the average family size was 3.06.
